Price differences in Merida real estate?
I'm a first time home buyer in Merida and I am curious about the differences in listing prices between the different real estate companies; can someone help
me understand this, please?

In my opinion, differences in the prices of the listings among the real estate companies in Merida are attributed to three major factors: exchange rate fluctuation, technology and honesty.

To make it convenient for our foreign clients, all the major real estate companies in Merida have their properties listed in US dollars, some have in both US dollars and MX Pesos.
Others including Casa Yucatan Real Estate have the amount of exchange calculated automatically every day, reflecting current exchange rate for this day.

Unless, the Realtor has a automatic exchange rate incorporated to their websites, it is simply impossible to change the prices of 100s of properties manually every day and precisely calculate the property price for a current day.

If the owner gives this property for listing to a real estate company in US$, there is no problem. The price will appear in US$.
If the owner’s asking price is in pesos, that create complication for the website which display prices in US$

For example: Company “A” got a listing of the house for which its owner is asking 1,000,000 pesos
And today exchange rate 1US = 12 Pesos, therefore the price of the house is - 83,333.00 $US Today, and Company “A” will list this house for that price.
Tomorrow, exchange rate changes, and 1US = 12.5 Pesos, Company “B” is listing the same house with tomorrow’s exchange rate for 80,000.00
If the prices are given to you in US$ but the price of the property was given to the Realtor in pesos just ask what exchange rate he used to calculate this price.

There are also some instances where, property prices are lot higher in some websites than others, but this is mainly happening with less reputable or unrepeatable companies in the area.

Do your job, select and work with the Good Guys.
