We arrived in Merida last week and we are “house hunting” for our new, old colonial home. We are working with our Realtor, and have seen a large number of “good possibilities”. Couple of days ago after dinner, my husband I were walking back to our hotel and saw several “For sale by owner” “ Trato Directo” signs, I wrote the numbers down and after ariving in our hotel I asked our Mexican receptionist friend to call those numbers and investigate. To my surprise, out of 4 numbers we give him 3 were answered by real estate agents. Can someone help me to understand this?

Some of things that are happening in Merida real estate are hard to explain or believe.
This one is one of the new tricks and mostly played by less reputable or unaffiliated agents. The idea is to make the property look attractive by the fact that you are dealing directly with the owner.

We have some houses listed on our website, that also have a sign “Trato Directo”, which was put there without the owner’s permission. The idea in this case is to, when the “undercover agent” finds his victim, than will try to call us or any other company with the same listing and try to make us show this property to his client, make the deal and split the commotion.

I am convinced, you are going to have a better deal and safe transaction, by using one of the local reputable agent. There are differences in cultures, and way we do things here. Mexican agent can get you far better deal with the Mexican owner, than you can. Many foreigners, who have a problem in accepting that fact, often have to face unpleasant consequences.
